What actually happens on the day
No mystery and no mess. Here is the whole thing, start to finish.
The assessment
I measure the property and record what affects its energy performance: wall construction, loft and floor insulation, glazing, heating and controls, hot water and lighting. Most homes take 45 minutes to an hour.
Your certificate
The EPC is produced and lodged on the official register promptly after the visit.
Worth knowing
A few things that make the visit go faster
None of this is essential. It just means fewer items get recorded as unknown, which can cost you points on the rating.
- Access to the loft hatch, so insulation depth can be measured rather than assumed
- Boiler make and model, or the service record and manual if you have them
- Paperwork for cavity wall or external wall insulation, especially on rendered walls
- Dates for replacement windows or a new heating system
- Access to any outbuilding, garage or extension that is heated
- Solar panel or heat pump documentation if the property has either
